Questions about Nadir Home

What is Nadir Home?

Nadir Home is an independent tool for homeowners. It checks whether a contractor's quote is fair, and it helps you figure out what's wrong with a repair before you call a pro. You upload a quote and get a verdict of Fair, Overpriced or Walk Away, with each line item compared to typical pricing and a short script for talking to the contractor.

Who is behind Nadir Home?

Nadir Home is reviewed by George Herlth III, FMP, a facilities and maintenance lead at a large multifamily operator with more than 30 years in the trades. It's a FixGrid product.

About George

How much does Nadir Home cost?

Diagnosing a repair is free for up to 3 diagnoses a month. A full quote scan is $9.99. Comparing two or three quotes for the same job is $19.99. Nadir Pro is $9.99 a month or $79 a year and includes 4 quote scans a month, quote comparisons and more diagnoses. Prices are shown at checkout.

Does Nadir Home take money from contractors?

No. Nadir has no contractor relationships, no referral fees and no paid placements. No one pays to appear on Nadir, and no one pays us when you hire them. Nadir is funded by the homeowners who use it.

Will Nadir tell me which contractor to hire?

No. Nadir doesn't recommend or refer contractors. It checks the quotes you bring. If you have two or three quotes for the same job, it compares them line by line and tells you which is the best value for the scope.

How accurate is a Nadir quote check?

Nadir compares each line of your quote to typical US residential pricing for that kind of work. The ranges are AI-generated estimates guided by rules George wrote from years of reviewing quotes. They are not a survey of local prices. Results are strongest on clear, itemized quotes. Prices vary by area and season, so treat a verdict as a well-informed second opinion.

How Nadir checks a quote

What do Fair, Overpriced and Walk Away mean?

Fair means the total and line items are mostly within typical ranges and the scope looks complete. Overpriced means one or more significant items are clearly above typical, but the quote is worth negotiating. Walk Away means several serious flags, like missing scope or a total far outside typical, and you should get a second opinion. None of these is a judgment about the contractor's honesty.

What kinds of quotes can I upload?

A PDF, a photo of a paper or texted quote (JPG, PNG, WebP or HEIC), or the quote typed in. PDFs can be up to 10 MB. Clear, itemized quotes give the most useful results.

Does Nadir work outside Maryland?

Yes. Nadir is built for homeowners anywhere in the US. When a quote or your answers show where you are, the price ranges lean toward that region. Otherwise they use broad US norms, and the result says so.

Can Nadir replace a licensed inspection?

No. Nadir can't see your house, and it isn't a licensed inspection. For anything involving gas, high voltage, refrigerant or structural damage, have a licensed professional look in person. If anything is unsafe, Nadir tells you that first.

Can Nadir help before I get a quote?

Yes. Describe what's happening, and add a photo if you can. Nadir helps you narrow down the likely cause, tells you whether it's a reasonable do-it-yourself fix or a job for a pro, and gives you a rough cost range. Up to 3 diagnoses a month are free.

What happens to my quote and my data?

We never sell your data, whether personal, de-identified or aggregated. We use it only to run and improve Nadir. Your quote is shared publicly only if you opt in on that quote, with names, addresses and the contractor removed. You can ask us to delete your account data by emailing support@nadirhome.app.
