How Nadir checks a quote

What happens when you scan a quote

  1. We read the quote. You upload a PDF or photo, or type it in. Nadir pulls out each line item: parts, labor, hours, fees and what's included.
  2. We compare each line to typical pricing. Each item gets a typical range for that kind of work, and the job gets a total range for the same scope.
  3. We give a verdict. You get Fair, Overpriced or Walk Away, the line items that drove it, and, when a quote is overpriced, a short script for talking to the contractor.

What the verdicts mean

  • Fair: the total and line items are mostly within typical ranges, the scope looks complete, and there are no serious red flags.
  • Overpriced: one or more significant items, or the labor hours, are clearly above typical, but it's still a quote worth negotiating.
  • Walk Away: several serious flags, such as missing scope that hides the real cost, a total far outside typical, or pressure language. The responsible next step is a second opinion.

None of these is a judgment about the contractor's honesty. We say "above typical", never "scam".

Where the price ranges come from

The ranges are AI-generated estimates based on typical US residential trade rates, guided by rules George wrote from his years reviewing quotes. When a quote or your answers point to a region, the estimate leans toward that region. Otherwise it uses broad US norms, and the result says so.

They are not a price survey or a database of local quotes. We don't yet have a curated rate table by trade and metro. George reviews flagged results and feedback from homeowners and tightens the rules over time. Feedback is never fed straight back into the system without his review.

What Nadir can't do

  • It can't see your house. A quote can look fair on paper for the wrong diagnosis.
  • Local prices vary, especially in high-cost metros, rural areas and right after storms.
  • A vague quote gets a less certain answer. Handwritten or blurry quotes may need typing in.
  • It is not a licensed inspection. For anything involving gas, high voltage, refrigerant or structure, have a licensed pro look in person.

How the guides are written and reviewed

George writes or reviews every guide. Each one shows the date it was published and the date he last reviewed it. If you find an error, email support@nadirhome.app and we'll correct it and update the review date.

Independence and your data

No contractor relationships, no referral fees, no paid placements. We never sell your data, whether personal, de-identified or aggregated. We use it only to run and improve Nadir.
